Making an offer on an investment property without proper diligence is one of the most expensive mistakes a remote investor can make. The good news: most of the critical checks can be done quickly and cheaply before you're under contract.
The Pre-Offer Checklist
- Exterior condition: roof, siding, foundation visible signs, windows
- Interior condition: flooring, walls, ceilings, visible moisture or mold
- Mechanicals: age and condition of HVAC, water heater, electrical panel
- Neighborhood: street condition, neighboring properties, proximity to amenities
- Access points: lockbox feasibility, gate codes, HOA restrictions
- Occupancy status: vacant, tenant-occupied, or unknown
- Utility connections: are all utilities active and accessible
- Safety hazards: any obvious issues that could affect insurability
- Lot and exterior: driveway, landscaping, outbuildings

Why Listing Photos Aren't Enough
Listing photos are marketing materials. They're taken by professionals (or agents) whose job is to make a property look its best. Wide-angle lenses make small rooms look large. Bright staging hides dated finishes. Strategic cropping excludes the cracked driveway or the neighbor's junk pile.

Timing: When to Order the Check
Ideally, before you make an offer. If you're moving fast in a competitive market, at minimum order the check during your inspection contingency period. The cost of a property visit is trivial compared to the cost of buying a property with undisclosed major issues.
